Redland Driveways: A Permit Is Always Required

Redland City Council requires a permit for every domestic driveway crossover — construction, modification or replacement. There is no self-assessment path of the kind Logan and the Sunshine Coast publish.

What Redland counts as the crossover

Where there is concrete kerb and channel, the crossover is the 900 mm deep section of the driveway where the kerb is cut. Where there is no kerb or pipe crossing, it is the section from the edge of the road to the private property edge of the roadside table drain.

That is a narrower definition than most people assume, and it matters because the permit attaches to work on council land — see crossover or driveway.

The setbacks

Eleven distances are published, and a compliant crossover has to clear all of them:

The 0.7 m setback from the property boundary is the one that catches people on narrow lots, because it applies at both sides.

How wide, by frontage

Redland publishes a width table keyed to frontage length. W1 is the maximum width at the kerb invert including splays; W2 is the maximum at the property boundary.

On a frontage of 10 m or shorter, W1 must not exceed 50% of the total lot frontage. Two crossovers require a minimum 6 m between them and a maximum combined W2 of 9.0 m. Duplex rows omitted — see the council's table.

Fail the setbacks or the widths and you need an operational works approval from Council's Engineering and Assessment team, rather than a standard driveway permit.

What you remain responsible for

Redland sets out the owner's obligations in unusual detail, and they continue after the concrete is poured:

  • Repairs where tree roots damage the driveway
  • Any damage or breakage to the driveway
  • Soil drop-off at the driveway edge
  • Damage to the kerb and channel near or in front of the driveway
  • Ensuring the driveway is not a hazard to anyone using the council-managed footpath or verge
  • Public liability for injury or property damage caused by the owner

During construction the owner must also locate services before digging, dowel any concrete adjoining existing footpath or kerb, and restore any kerb, channel or open drain disturbed by the work.

Gradients are on the drawings

The council's page states no gradient figures. It requires that grades and slopes are achieved as per council reference drawings — so the numbers come from the drawing that applies to your frontage, not from the web page.
